Looking to get a commercial loan?

I want to get a commercial loan and my credit score is a 651 but everything is payed as agreed on my credit report i just have a maxed out credit card (payed as agreed $1,000). The building is $250,000 and I am going to put $40,000 to $50,000 down and I have collateral that is worth more then the building ( around $350,000 worth of collateral) wanted to now how my chances look?
